Buyers

Clear guidance. Confident buying.

“I act like an underqualified inspector,” is how he describes it. Point out what is good, then point out what the listing photos left out, so you know what you are buying before you decide.

How it works

Six steps. No surprises.

Nick almost became a teacher, and it shows on a showing. First-time buyers get more explanation. Repeat buyers get straight to the numbers. Everybody gets told what is wrong with the house.

50 buyers taken from first showing to closing in the last five years. homes.com agent profile, September 10, 2026.

  1. 01

Get pre-approved before the first showing

It sets your real budget and it makes your offer the one a seller takes. Nick can point you to local lenders who hit deadlines. A slightly better rate matters less than a lender who makes the closing date.

  2. 02

Pick the town before the house

Fifteen towns, fifteen different price points, tax bills and school districts. Nick will tell you which two fit how you live, and why the rest do not, before you spend a weekend driving.

  3. 03

Walk the house with someone looking for problems

Anyone can point out the granite and the stainless steel. Nick is also looking at the outlets, the panel, the grading and the roofline, and telling you which of those is a today problem and which is a five-year problem.

  4. 04

See the comps the same day

Every house you like gets a comp check while it is fresh. What sold on that street, what it sold for, and how long it took. You see the numbers before you decide anything.

  5. 05

Write to win, not to overpay

Inspection, appraisal and financing terms matter as much as price. Nick structures the offer around what this particular seller cares about, which he finds out by asking.

  6. 06

    Inspection to closing, one person

Inspectors, attorneys, title and the final walk-through, coordinated by the broker who wrote the offer.

For buyers: start with step zero

What can you actually afford?

Income, debts, down payment. Three numbers in, a price range and a monthly payment out, using the same 28/36 standard a lender starts from. Two minutes, before you fall for a house.

Common questions

Before you call.

Do I need a pre-approval before we start looking?

Yes, and get it before the first showing rather than after. It tells you your real budget so you are not touring houses you cannot buy, and it makes your offer the one a seller takes when two contracts come in together. Nick can point you to local lenders who hit deadlines.

What does it cost me to have a buyer’s agent?

Since 2024 the buyer and the buyer’s agent agree on compensation in writing before touring, and the seller may or may not cover it. Nick walks through the agreement line by line before you sign anything, and tells you up front what each house means for your out-of-pocket cost.

How much do I need for a down payment?

Less than most people assume. Conventional loans start around three percent down, FHA at three and a half, and VA and USDA can be zero for buyers who qualify. Much of the corridor south of Peotone is USDA-eligible rural territory, which is worth checking before you assume you need twenty percent.

How long does it take to buy a house here?

Plan on thirty to forty-five days from accepted offer to closing if you are financing, and about a week if you are paying cash. Finding the house is the unpredictable part: some buyers write on their second showing and some look for six months.

Should I buy in Will County or Kankakee County?

The county line runs between Peotone and Manteno, and property taxes drop when you cross it. That difference can be a few hundred dollars a month on the same size house, which changes what you can afford. School district, commute and resale pull the other way. It is worth pricing both before you decide.
