Buying

Do I need a pre-approval before we start looking?

Yes, and get it before the first showing rather than after. It tells you your real budget so you are not touring houses you cannot buy, and it makes your offer the one a seller takes when two contracts come in together. Nick can point you to local lenders who hit deadlines.

What does it cost me to have a buyer’s agent?

Since 2024 the buyer and the buyer’s agent agree on compensation in writing before touring, and the seller may or may not cover it. Nick walks through the agreement line by line before you sign anything, and tells you up front what each house means for your out-of-pocket cost.

How much do I need for a down payment?

Less than most people assume. Conventional loans start around three percent down, FHA at three and a half, and VA and USDA can be zero for buyers who qualify. Much of the corridor south of Peotone is USDA-eligible rural territory, which is worth checking before you assume you need twenty percent.

How long does it take to buy a house here?

Plan on thirty to forty-five days from accepted offer to closing if you are financing, and about a week if you are paying cash. Finding the house is the unpredictable part: some buyers write on their second showing and some look for six months.

Should I buy in Will County or Kankakee County?

The county line runs between Peotone and Manteno, and property taxes drop when you cross it. That difference can be a few hundred dollars a month on the same size house, which changes what you can afford. School district, commute and resale pull the other way. It is worth pricing both before you decide.

Selling

How do you decide what to list my house for?

From what has actually closed near you in the last six months, adjusted line by line for lot size, square footage, condition and layout. Not from an online estimate, which cannot see that your kitchen was redone or that the house backs to a road.

What should I fix before listing?

Almost always paint, light fixtures, landscaping and anything that will show up on an inspection. Almost never a full kitchen or bath remodel, which rarely returns what it costs on this corridor. Nick walks the house with you and tells you which is which before you spend anything.

How long will it take to sell?

Days on market in this area is typically a few weeks for a house priced correctly, though it varies by town and season. The first two weeks matter most, because that is when buyers with alerts set see it. A house priced too high burns that window and then gets treated as a problem listing.

What is the commission?

It is negotiable and always has been. Nick quotes his listing fee up front and explains what portion, if any, you are offering to a buyer’s agent, which is now a separate decision. There are no marketing charges or admin fees on top of it.

Should I sell first or buy first?

It depends on whether you need your equity for the down payment and how much disruption you can absorb. Selling first is safer financially and harder logistically. Buying first is the reverse. This is a conversation to have before either one starts, not in the middle.

Will I work with Nick or with an assistant?

With Nick. Rife Realty is a one-broker brokerage, so the person who prices your house is the person negotiating for it, and the person who showed you twelve houses is the one at the closing table.

Do you work with first-time buyers?

Regularly, and it is the part of the job that takes the most explaining. Expect more questions asked of you and more time spent on what each number means. Nick’s reviews are mostly from first-time buyers.
