How your information is handled

What is collected

Only what you type into a form on this site: your name, email address, and optionally your phone number, property address, and message. Nothing else is requested and nothing is required to browse the site.

How it is used

To answer your inquiry and to provide real estate services. Form submissions are emailed to Nick Rife and answered directly. Your information is never sold or rented, and it is never shared with third parties for their own marketing.

Who else touches it

This site is hosted by Vercel, and form submissions are delivered by Resend, an email service. Service providers that help Rife Realty LLC run the business, such as a customer relationship manager or transaction coordinator, may handle your information solely for that purpose and under instruction. If you become a client, information necessary to a transaction is shared with the parties it requires: lenders, attorneys, title companies, inspectors and the other side's brokerage.

Cookies and tracking

This site sets no advertising or tracking cookies and runs no advertising pixels. It uses Vercel Analytics, a cookieless page-count service that records aggregate visits, taps on the call, text and email buttons, and the fact that a form was sent (never its contents). It does not identify you, follow you to other sites, or store anything on your device. Links out to Google, Zillow, homes.com, Vimeo, Spotify and Facebook are governed by those companies' own policies once you leave.

Your choices

Reply STOP to any text, use the unsubscribe link in any email, or ask directly. Your information will be deleted, corrected, or kept out of future contact on request. Email Nick@RifeRealty.com or call (815) 258-1471. Illinois residents and others with statutory privacy rights can exercise them the same way.

Keeping it secure

Form submissions travel over an encrypted connection and are delivered to a single mailbox. Reasonable measures are taken to protect your information, though no method of transmission over the internet is completely secure.

Calls and text messages

A phone number is optional. If you give one, the form asks you to tick a consent box before Nick Rife may call or text you about real estate services. Consent is never a condition of buying or selling anything, and the box is never ticked for you.

Reply STOP to any text to opt out, or HELP for help. Message and data rates may apply and message frequency varies. You can also opt out by replying to any email or by calling (815) 258-1471.

Phone numbers collected here are used only by Rife Realty LLC to answer your inquiry. They are not sold, rented, or shared with third parties for their own marketing, and mobile opt-in data is never shared with third parties.

Your location on the homes search

The homes search has a use-my-location button. If you tap it, your browser asks your permission and then works out which corridor town you are in or nearest to. That calculation happens inside your browser. Your coordinates are never sent to this site or stored anywhere; only the town name is used to fill the search. Decline the browser prompt and the search works exactly the same by typing a town.

Calculators

The affordability and mortgage calculators run entirely in your browser. Nothing you type into them is sent or saved unless you choose to. If you use the option to email your result to Nick Rife, or carry a calculation into the contact form, the figures you entered (such as income, monthly debts, and down payment) are included in that message so he can respond to them, and are handled like any other form submission on this page.

Spam protection

When a form is submitted, the site briefly notes the network address it came from so the same source cannot flood the form with repeat submissions. That note is held in memory for a few minutes and is never written to a log, linked to your submission, or kept.

Listings and market information

Homes for sale shown on this site come from Midwest Real Estate Data through MLS GRID; sale prices and market figures come from Rife Realty LLC’s own records and public sources. Displaying them involves no information about you. Browsing listings requires no account and is not tracked beyond the aggregate page counts described above. If you ask about a specific home through a form or the estimate button on a listing page, that home’s address and MLS number are included in your message so Nick Rife knows which one you mean.

Children

This site is for adults buying and selling real estate and is not directed at children. No information is knowingly collected from anyone under 18. If you believe a minor has submitted a form here, email Nick@RifeRealty.com and it will be deleted.

Changes to this page

This page may be updated from time to time. Any change is posted here with a new date at the top, and the consent wording on the contact form carries its own version so you can see what you agreed to.
