Mokena is a village of just under 20,000 in Will County, southwest of Chicago at the I-80 and LaGrange Road exit. Buyers land here for three reasons: the train, the Lincoln-Way schools, and a price a step below Frankfort next door. Here is what a broker who closes in Mokena tells clients before they write an offer, including the one detail that catches people off guard.

Mokena has two Metra stations on the Rock Island Line, Hickory Creek and the downtown Front Street stop. That is rare for a town this size, and it is why neighboring Frankfort's commuters drive here to catch the train. For drivers, I-80 is at the edge of town. If your work is in the Loop, this is the town in the corridor where the train is a daily option rather than a plan B.
Everyone knows Mokena is Lincoln-Way territory. Fewer people know the village is split among four elementary districts, and the elementary district decides the high school. Addresses in Mokena District 159 or New Lenox District 122 feed Lincoln-Way Central; addresses in Frankfort District 157C or Summit Hill District 161 feed Lincoln-Way East. Two houses a few blocks apart can send kids to different campuses. Before you fall for a house, confirm the district for that exact address. Nick checks it on every Mokena showing.
Mokena runs a step below Frankfort for a very similar life: same high school district, same trail, same LaGrange Road, plus the train. You will see monthly medians for the town thrown around online; treat them gently, because a single month here can turn on a handful of closings. The number that matters is the one for the specific house, and the second number that matters is the tax bill. Mokena sits in two townships, Frankfort and New Lenox, so two similar homes can carry different bills. Nick pulls the actual bill before you write, never an estimate.
Mostly established subdivisions where the trees have had decades to grow, with a downtown strip by the tracks. Nick has noticed more buyers specifically asking for ranch homes lately, from downsizers and first-timers alike, and single-level inventory in Mokena moves quickly when it appears. If a ranch is on your list, say so early so he can watch for it.
The Old Plank Road Trail, roughly 21 miles of paved former rail line, runs right through downtown Mokena. And the town eats better than a village of 20,000 has any right to. EggCetera Cafe does breakfast by the tracks; The Dock on Front brought its following from Joliet to a historic building on Front Street, with the Metra lot across the street for parking; Duke's Drive In won WGN Radio's Best Italian Beef in Chicagoland in 2025 after 44 years in Bridgeview; Wu's House covers sushi and hibachi; and Mr. Benny's Steak & Lobster has been the Leonardo family's supper club since 1967. Every one of those was verified open at its address in September 2026.
The granite and the stainless steel you can see yourself. Nick is looking at the outlets, the electrical panel, and the grading around the foundation, and telling you which of those is a today problem and which is a five-year problem, before you write.
